Bulgaria property - Our Services

Buying property in Bulgaria differs from buying a property in UK. Availability on off plan Bulgarian property changes rapidly, bargains sell within hours of the new complex being released. It is always important to know what services your UK agent provides to assist you with the buying a property in Bulgaria to turn it into a good investment.

Legal Issues

Buying a property in Bulgaria (villa or apartment) differs significantly to the UK system, although is pretty straight forward. Please refer to our "Bulgaria property - Buyers Guide" section to familiarise yourself with the procedures. In many cases our clients do not use a solicitor's service, as we deal with reputable construction companies with good previous record. However if the clients insist to use a solicitor, we can always put them in touch with a reputable company, who specialise in Bulgarian Law. Their fees are normally 1% - 1.5% of the value of the Bulgarian property.

Property and Apartments Complex Management

All our off plan properties in Bulgaria (apartments complexes in particular) have site management services after the completion, which ensures that all communal parts of the complexes (gardens, tennis courts, pools, etc) are cleaned and all the communal electricity charges are paid.

Our company does not specialise in managing the individual apartments in Bulgaria on behalf of our clients for rental purposes, but can always recommend several reputable local Bulgarian companies who specialise in this field.

Normally management of the apartment can be performed by the local real estate company in Bulgaria; whist advertising is done through UK. We recommend a reputable marketing company in UK that would help to promote your apartment and will reduce the costs of advertising.

Finance Arrangements

As confidence grows in the international banks, mortgages can now be arranged in UK to buy a property in Bulgaria. However the interest rates are significantly higher than in the rest of Europe, Spain in particular. British buyers still prefer to release equity on their existing homes in UK as it works out more cost effective.

Currency Exchange

As the property in Bulgaria is priced in Euros, the British buyers are subject to currency exchange fluctuation risks. This is always stressed by our advisors and we encourage our clients to contact recommended currency exchange companies who assist with illuminating such risks. This is particularly important when the buyers invest in off-plan Bulgaria property that will not be completed, in some instances, for 2 years.

Viewing Trips

We do not arrange viewing trips for the clients who are looking to buy properties for sale in Bulgaria, but pay towards the travelling expenses £100 per person (maximum up to 2 people) if the clients buy a property we show them during their trip. This is subject to management approval at the time of the purchase and is not valid in conjunction with any promotional offers. We always make viewing appointments and give a good overview of all apartments complexes we have in the areas - completed (to appreciate the quality of finishing and construction) as well as off plan developments. You will not feel under pressure to buy at any time - the properties in Bulgaria that we offer speak for themselves.

We assist with booking accommodation, if the client is booking the flights only and make a viewing appointment in advance.

Furnishing

We offer full furnishing services on all complexes advertised by our company. Please note that unless specified, off-plan apartments in Bulgaria do not come with fitted kitchen, just a kitchen box. Selection of kitchen, bedroom and dining room furniture is available on request. The costs of furnishing of Bulgarian off-plan apartments can be included in the price of the apartment and spread over time.

Additional Services

Additional services can be arranged on request at additional fee, for example repairs of the apartment, payments of the overheads, cleaning of the apartments, rent a car, etc.
